Retail Expansion Specialist

As a Retail  Expansion Specialist your mission will be to develop and boost the on-land presence of all the brands of Oniverse including Calzedonia, Intimissimi, Intimissimi Uomo, Tezenis, Falconeri, Signorvino and Outlets in the Czech Republic, Slovakia, and Hungary. You will be in charge, from the Real Estate side, of opening new stores, relocations, and closings, in line with the corporate policies and procedures.

➢ PORTFOLIO MANAGEMENT - Manage a portfolio of 200 stores across Czech Republic, Hungary, and Slovakia. Drive long-term growth of ONIVERSE’s real estate portfolio through a strategic growth plan.

➢ ANALYSIS - Perform market research to identify new opportunities, assess location offers, and stay updated on industry trends and competitors.

➢ RESEARCH & NEGOTIATION - Evaluate, select and negotiate commercial terms and lease provisions for retail openings, closings, relocations, renegotiations and renewals. Lead negotiations with landlords, developers, brokers, and lawyers.

➢ MAINTENANCE - Administering rental contracts and periodic updates of their terms and conditions.

➢ TEAMWORK - Review of the contracts together with the legal department. Cooperate with the Technical department to tune the feasibility study. The Expansion department support Specialist will support you with the administration. Support Group brands and teams with real estate and retail development needs.

➢ REPORT - Preparation of decision-making documents and reporting for management in relation to business opportunities like new openings, relocations, or closures (level of rents, store turnover, store profitability…, etc.).

➢ BUILDING RELATIONSHIPS - Build new relationships while maintaining existing ones (for example, with shopping centers and all stakeholders) to effectively set the terms of cooperation.

Job Requirements:

➢ FLUENCY IN CZECH & ENGLISH - As we are an international company, there will be occasions when you will need to communicate with our Italian colleagues in English or go on a business trip abroad. Other languages like Hungarian or Italian would be a great plus.

➢ EDUCATION & EXPERIENCE - Business Administration or Economics University degree preferred. Strong knowledge of leasing, negotiations, contracts, industry terms, and financial modeling. A candidate with at least 3 years professional experience in this field.

➢ DRIVERS LICENSE - You will be responsible for 3 countries and will need to get there by car or airplane to see the locations or meet the stakeholders. Be ready to travel at least 50% of the time.

➢ KNOWLEDGE OF MS OFFICE – You will use Excel, PowerPoint, and Outlook on a daily basis.

➢ COMMUNICATION SKILLS - Ability to communicate effectively with local and central executive teams, as well as cross-functional departments and partners throughout the organization.
